Fire & Water - Cleanup & Restoration

Drying out this Dallas Gym

When water damage impacted this recreational center here in Dallas, it was clear that fast action was necessary to prevent irreparable harm to constructs like the expensive court flooring. The property management called our SERVPRO team to respond. We were there that same day to evaluate the damage and determine the most efficient approach to minimize tear-out and reconstruction.

Assessing the Moisture Concerns for the Property

Upon arrival, it was clear that the primarily damaged areas were the court floors and drywall surrounding the gym floor. With adjacent rooms through multiple wooden double doors, as can be seen in both the Before and After Photos, moisture migration was a top concern. Our administration met with the property manager on-site to evaluate the gym's current conditions and begin comprising our estimate for the insurance adjuster. During this same meeting, our SERVPRO technicians began mitigation and water removal in the Dallas business.

Tenting with Multiple Dehumidification Units

The treated wood of gym flooring can often be highly damaged through water absorption, making the extraction process vital in this building. Any surface moisture was removed and discarded using portable wet vacuums, while the condition of the individual planks was assessed by inspection and surface moisture meters. Any physical changes to the floors indicate bound moisture concerns, which can often be addressed using floor drying mats, air movers, and desiccant dehumidifiers. As you can see in the After Photo, multiple units were used to evenly distribute dry air into the tented area to promote thorough drying.

Monitoring the Drying Process

As is the case with any of our water damage restoration projects, continual knowledge of the drying progress is vital to ensure air movers and dehumidifiers get moved at the appropriate times. Environmental moisture detection tools like hygrometers can help in this process, though surface moisture meters are best for tracking water removal from wood planks to ensure the flooring is not dried beyond its desired levels.

Focused Demolition and Surface Cleaning

As you can see with the closer look at the wall systems in the After Photo, our SERVPRO team had also to address water and surface damage concerns of installed building materials. Even with our prompt response, the overwhelming moisture damage and its penetration behind trim like the vinyl base material around the drywall surfaces caused deterioration and even mold growth. With the flooring in the court area receiving the necessary attention, technicians could evaluate the salvageability of these degraded elements and begin any controlled demolition like flood cuts in the visibly damaged areas as soon as possible.

Reinstalling Discarded Materials to Get the Gym Up and Running

From portions of the wood flooring where cupping and swelling began to the removal and replacement of drywall and the vinyl trim, our general contractor license benefitted this Dallas business with a rapid transition between water damage remediation and build-back. With the area dried and cleaned, the gym could resume its normal operations and events as scheduled.
